What Are The Benefits Of Spray Foam Insulation?

It seals as it insulates. Foam expands into the gaps around joists, wiring, plumbing and top plates, which is where the air actually moves.

Closed cell foam is its own vapour control layer at the right thickness. In a lake climate that matters as much as the R-value.

It holds its shape. Batts sag, settle and get pushed aside. Foam is bonded to the substrate and stays where it was sprayed.

It does not absorb water, it does not feed mould, and rodents cannot nest in it.

Closed cell adds real racking strength to a wall. Useful anywhere, and Essex County gets more tornado warnings than most of the country.

It fits awkward shapes. Rim joists, brick ledges, the angle where a knee wall meets a roof deck. Batts never fit those properly.

Closed Cell Or Open Cell

The short rule: closed cell wherever moisture is on the other side, open cell where it is not.

Closed cell spray foam runs about R-6 to R-7 an inch, blocks vapour once it is thick enough, and belongs on foundation walls, crawl space walls, rim joists and anything agricultural or refrigerated.

Open cell is around R-3.5 to R-3.8 an inch, costs less, and does not control vapour at all. It suits interior partitions, sound damping and ceilings under conditioned space.

Getting this backwards is the most common fault we are called out to fix.

Air Sealing Is Most Of The Value

Depth is the number people ask about. Gaps are the number that matters.

A bathroom fan venting into the attic, an open chase around a plumbing stack, the top plate of every interior wall. A deep layer of insulation with a hole in the middle of it is still a hole.

This is the part that separates a good insulation job from a cheap one, and it is why we take readings before quoting rather than pricing off square footage.

Attic Insulation

Attic insulation is the cheapest comfort in most houses. Heat rises out through the ceiling, and warm damp indoor air goes with it.

Attic spray foam goes either across the attic floor with the roof left vented, or onto the underside of the roof deck to bring the attic inside the building. Which one depends on how the roof is built and whether there is ducting up there.

Around here it earns its keep in August as much as February. A dark roof drives heat down into the top floor all afternoon.

Basement Insulation

Basement insulation done with closed cell sprayed straight onto the concrete gives you an air barrier and vapour control in one pass, with no cavity behind it to trap moisture.

That last part is the point. The usual assembly, studs held off the wall with batts between them and poly over the front, leaves a gap of still air against cold concrete. Humid air finds it and condenses there. You smell it before you see it.

Rim joists come with the job. Small area, large share of the leaking, cheapest square footage on the quote.

Crawl Space Insulation

Most crawl spaces were built vented, on the theory that outside air would dry them out. In a humid climate it does the opposite.

Sealing one means closing the vents, sheeting the ground, and foaming the perimeter walls and rim rather than the joists overhead. The space then sits at the same conditions as the house above it.

Floors get warmer, the musty smell goes, and the framing stops cycling wet and dry through the year. South of town, where a lot of houses sit on crawl spaces instead of basements, this is the single most common job we do.

Garage Insulation

Most cold garage insulation complaints are really complaints about the room above it or the wall it shares with the house.

That shared wall matters most. It separates living space from a room where a vehicle runs and chemicals sit on a shelf, so it needs sealing for air quality as much as comfort.

The header above the overhead door is usually the worst single gap in the building, and it takes very little foam to fix.

New Construction Insulation

The 2024 code raised the numbers and put far more weight on measured airtightness. An assembly can hit its nominal R-value and still fail a blower door test.

Foam does the sealing and the insulating in one operation instead of relying on a separate membrane being installed perfectly. Flash and batt is often the sensible middle ground on above grade walls.

Book us for new construction insulation at framing stage. The window between rough-in inspection and drywall is tighter than most people expect.

Insulation Removal

We do not spray over insulation that has failed. Foam bonds to whatever is underneath it, so spraying onto a damp compressed batt seals a wet problem inside a wall where nobody can inspect it.

Wet, mouldy, rodent damaged or flattened material comes out first. It is quoted separately so you can see what that part costs.

Greenhouses, Packhouses And Cold Storage

Nobody sprays foam on glazing and we would not suggest it. The building exists to let light in.

What does get insulated is everything around the growing area. Headhouses, grading and packing rooms, boiler rooms, cold storage, north gable ends, and perimeter curtain walls below bench height.

With energy curtains handling the roof, the walls become a disproportionate share of the loss, so perimeter work usually pays back fastest. What It Costs And What Moves The Number

Across Ontario in 2026, open cell runs somewhere around one and a half to two and a half dollars a square foot, closed cell roughly three to seven. Those are market ranges, not a quote for your building.

Getting to the work drives the total harder than the foam does. A basement you can stand up in and a crawl space with eighteen inches of headroom might swallow the same material, but one takes a crew twice as long on their backs.

There is a floor on what we can quote. Very small jobs carry a minimum, and you hear that figure before anything is booked.

Foam Has To Be Covered

This surprises most homeowners and a lot of quotes leave it out. Foam in an occupied space cannot be left exposed. It needs a thermal barrier over it, and half-inch drywall is the standard accepted assembly.

Where a space is not normally lived in, an attic or a crawl space, a tested ignition barrier of lesser thickness will usually satisfy the requirement.

If a quote you are comparing does not mention this, ask. It is a real line item.

What The Ontario Building Code Asks For Now

The 2024 code has been in force since January 2025. For a new build in this zone with high efficiency heating, the current figures are roughly R-50 for a ceiling with an attic, R-31 without one, R-24 above grade walls and R-20 basement walls.

Basement walls nearly doubled, from R-12. That is the change that most often sends a builder toward foam.

Figures vary by compliance package and equipment. Always defer to the building department.

It cannot, and an installer who tells you otherwise wants the sale more than the outcome. Foam controls air and vapour. Standing water under pressure goes straight past it, and it replaces nothing that drainage does.

Where water is still coming in, the outside gets sorted first. Ground falling away from the wall, downspouts discharging well clear, weeping tile actually running. Insulation comes after that.

In occupied space, yes. The code requires a thermal barrier over exposed foam and half-inch drywall is the standard assembly. In an attic or crawl space, a tested ignition barrier of lesser thickness will usually do.

Get it priced in at the start. It is one of the more common surprises on a cheap quote.

Properly mixed foam has finished curing and off-gassing by the time we hand the space back, usually the same day for residential work.

A chemical smell that lingers for weeks means off-ratio foam, where the two components were not mixed correctly. That does not cure out and cannot be sprayed over. It has to come out.

Because the problem is humidity, not cold. Warm outdoor air carries a lot of moisture, moves inward through the foundation, and condenses on the first cool surface it finds, usually the concrete behind the insulation.

Winter dries a house out. Summer loads it up. Being this close to Lake Erie makes it more pronounced than it would be inland.

Not the glazing. Foam is opaque and the structure exists to let light in.
